You won't need a special "mobile home" loan; you can qualify for standard modular home financing in Michigan, including conventional mortgages, VA loans, and FHA loans. 

How It Works: The Construction Loan 

Unlike buying an existing house, building a new home typically requires a "construction-to-permanent" loan. This type of loan pays for the cost of building a modular home in stages (called "draws") as construction progresses. Once your home is complete and you move in, the loan converts into a standard mortgage. It’s a streamlined way to handle the finances without needing two separate closings.
